How this role works

You join the bench. You apply with your weekly hours and start time. We set your hourly rate from your résumé, and we may name you on proposals that match this role. If we don't win, you owe nothing.
A contract is awarded. The award funds the team named in the proposal. Your engagement begins at the hourly rate we agreed on.
You work remote, paid from the contract. ~80–400 hrs per funded award — and if no award ever funds, you owe nothing and lose nothing.

What you'll do

Build and work a target list of retailers, restaurants and service businesses that fit Palmdale's market and its available sites
Reach out to commercial property owners, brokers and leasing agents to learn what is vacant, what it costs and what they need to fill it
Meet in person with owners, tenants and local partners around Palmdale and the Antelope Valley, and keep clear notes on every contact
Tell us where our site data, market numbers or outreach plan don't match what you hear on the ground

Required qualifications

Direct experience in retail recruitment, retail site selection, tenant leasing or economic development business attraction
Hands-on outreach to commercial property owners, brokers or leasing agents
Based in or within easy driving distance of Palmdale, CA, and able to meet people in person
U.S. citizen or lawful permanent resident (U.S. person)
Willing to be named on a federal proposal with a one-page resume, and to sign a short letter of commitment

Preferred qualifications

Knowledge of the Antelope Valley market, including Palmdale and Lancaster retail corridors
ICSC membership, CCIM designation, or a California real estate salesperson or broker license
CoStar, LoopNet, Placer.ai, Buxton or similar retail and site analytics tools
City, county or chamber of commerce economic development experience

Compensation & structure

1099 consulting engagement. $25–$65 per hour; we set your rate from your résumé and experience. Hours are funded by federal contract awards — this seat is scoped at roughly 80–400 hours per funded award, on site, palmdale, ca. Work and pay begin only if the contract is awarded — no award, no hours, no obligation.
